Position Summary
Provide leadership and direction to associates at assigned properties with direct responsibility for building managers. Ensure maximum commercial tenant satisfaction and retention through coordination of multiple services including maintenance, cleaning and contractors. Highest priority is to maintain and grow the commercial portfolio through leasing, negotiations and marketing.
Core Responsibilities
- Direct day-to-day management of onsite staff, which includes supervision, training, scheduling, performance management, and mentoring
- Monitor and maintain excellent commercial tenant relations and communications on behalf of owner. This includes leasing proposals, dispute resolution, lease preparation, execution and termination
- Manage health and safety programs including training, emergency procedures, risk management, identification of safety issues and accurate timely reporting
- Ensure properties are well managed and adequately staffed through routine visits and inspections of maintenance, capital projects and leasehold improvements
- Implement marketing and advertising campaigns for commercial space leasing
- Develop and maintain income forecasts including operational expense management, performance reporting and tenant notifications
- Establish and communicate all building management policies, procedures and operations
- Ensure portfolio is in full compliance will all regulations and contracts

- Report to Vice President, Property Management
- Work with Special Projects Manager
- Direct Reports to this position: Building Manager (2)
- Key Relationships: Operations and Maintenance Manager, Property Manager (2), Marketing and Communications Manager, Resident Manager
- Additional Peers: None
Education and Training
- Undergraduate Degree in Business, Commerce or related field
- Certified Property Manager Designation
Related Experience
- Five plus years in property management
- Commercial property management and /or leasing experience
Skills/Knowledge
- Excellent computer skills including: MS Outlook, MS Word, MS Excel
- Ability to read and understand commercial leases and legal document
- Safety training and knowledge including MSDS proficiency
- Competency with property maintenance software program (Spectra
- Familiar with accounts payable and receivables procedures and requirements
- Knowledge of current policies and laws relating to marketing and leasing of property including leasing agreements and Nova Scotia Residential Tenancy Act.
- Solid understanding of building information including water systems, electrical, heating, cooling, fire alarm, sprinkler, fire pump and generator
